Project Description

Timber Sky was conceived as a residential master planned community for Flagstaff.  The concept, designs and amenities all flow from the Flagstaff lifestyle and the cultural diversity of Flagstaff residents.  The 197-acre community celebrates the rural beauty and rugged character of Northern Arizona from the integration of the roadway system into the existing topography, the proposed land uses strategically located to reduce disturbance of the existing pine forest, the preservation of the natural features and vegetation, and the thematic design which incorporates two strong historical aspects of the City, the timber industry and star gazing.  Timber Sky is located south of Route 66, north of Interstate 40 and west of Woody Mountain Road on the western side of the City in northern Arizona.

Hunn Development teamed with Vintage Partners from the beginning to bring the project to fruition.  As the project development manager, Hunn Development conducted due diligence, created the original budget and proforma, selected and managed the team of consultants for entitlements and final design, worked closely with City staff on entitlements including negotiating the development agreement on complex infrastructure improvements, worked with ADOT staff to create an agreement for improvements to historic Route 66. Hunn Development operated as owner’s representative during construction of phase 1 development including the oversight of bidding and procuring construction agreements.
